Appraisals in Bellevue, WA

A clear opinion of value, for a purpose you can name

Most people calling about an appraisal were told to get one. An attorney needs a value for an estate. An accountant asked for a figure as of a date in the past. Two people settling a separation need one number instead of two estimates. Each of those is a different assignment, even when it is the same house.

The first conversation sorts out which one you actually need: who will rely on the report, what decision it supports, and which date the value has to reflect. Only then does scope, timing or anything else get discussed.

Every assignment names

  • The intended user who will rely on the report.
  • The intended use it supports.
  • The effective date of the value opinion.
  • The property interest being valued.
  • The scope of work agreed before work begins.

How an assignment works

Nothing is committed until the scope is agreed, and nothing is scoped until the purpose is clear.

  1. Step 1

    Scope conversation by phone

You describe the property and the reason for the request. The intended user, intended use and effective date are established, and current availability is checked against your timing.

  2. Step 2

    Records research

Recorded parcel characteristics, sales history and available permit information are reviewed before the visit so discrepancies can be checked on site.

  3. Step 3

    Property inspection

The home is observed, measured and photographed. Condition, quality, layout and site factors are documented, along with anything that could not be accessed.

  4. Step 4

    Analysis and written report

Comparable evidence is analyzed and reconciled into a written opinion of value with the reasoning, the data relied on and any limiting conditions stated plainly.

Common questions

What do you need from me to get started?

The property address or parcel number, who asked you for a valuation and what they will do with it, the effective date if one has been specified, and how the property can be accessed. If you do not have all of that yet, call anyway and it can be worked out on the phone.

Do you publish fees or turnaround times?

No. Both depend on the property, the effective date, the scope the assignment genuinely requires and current availability. All of that is discussed and confirmed on the call before anything is committed, so you are never working from a figure that does not apply to your situation.

Is an appraisal the same as the county assessed value?

No. County assessment records are useful for identifying a parcel and checking its recorded characteristics, and the preparation guide explains how to look them up. An assessed value is produced for tax administration on its own cycle; it is not an appraisal of your property for your purpose and date.

Can you tell me the value over the phone?

No. A value opinion follows from inspecting the property, researching comparable evidence and documenting the analysis. What the call does establish is whether the assignment is the right fit, which effective date applies and what the scope of work should be.
